A DryHome Case Study: Shane’s Roof Inspection
One of DryHome’s most qualified inspectors, Shane, was recently asked by a real estate agent in our community to complete several roof inspections to determine whether sellers could justify a roof replacement. Here are some of the things Shane found:
- Inadequate builder-installed ventilation systems
- Aluminum ridge vents with only a ten-year lifespan that were bent and visibly worn.
- The insurance company used Google Earth to check up on the roof’s condition and spotted the ridge vents’ deterioration–without even seeing the roof in person.
Shane and DryHome recommended the best solution–not the most expensive one. He advised the sellers to “core” the ridge for proper ventilation. This means adding ventilation and special roof cap shingles at the ridge. Shane also recommended adding an attic fan, and these two relatively simple fixes avoided a full replacement. Shane knew that the roof was only 10 to 12 years old and still had plenty of life left. The sellers chose to pay out of pocket for the work so that the roof could be insured and the sale could proceed, an ideal solution for both buyers and sellers.
“Most people focus on the interior of a home and forget the roof is one of the first things buyers and insurance companies look at. In this case, I told them they didn’t need a new roof—just proper ventilation,” Shane said. “I’ll always write a letter saying the roof is sound if it truly is, but my reputation is on the line. The right solution matters more than the most expensive one.”
